I agree, don't jump the gun for the lure of renting sooner. Please get all your paperwork in order. There are many agents that can help with this - worth every cent for peace of mind - you don't want to risk all the time and money you're spending on this to get burned.
Try to get in contact with other villa owners that have done it - that will be your best bet. There will be plenty in the know on balipod.com
I understand that your local sponsor can apply for a Pondok Wisata which should not be too expensive without setting up a PMA but as I said - definitely get professional legal advice on this as the laws are fairly complex.
Also make sure that you have a legal agreement done by notaris or lawyer between yourself and your local sponsor - this is a must! Good luck with it all!
