Better & cheaper to do it in Bali through local agents & friends
That way you can check it out (check for signs of leaking, plumbing problems, security) negotiate in person etc
Western agents on the net are usually more expensive

Payment would be for a year upfront & make sure you check the lease re who is responsible for/pays for maintenance (aircons, hot water systems etc) what is included or not (electricity)
Find out what wattage the place has (electricity tripping out)& whether you are able to have others stay there when you are not there
