locking up a couple of bedrooms does not reduce the overheads of running a villa by much. You still have to pay staff, electricity base charge, and for all your licenses and permits. I assume you have done your sums.. but I find it hard to imagine how you will cover your costs by allowing 1 bedroom lets at the expense of more lucrative whole villa lets. Plus the wear and tear on the single room being used all the time (which it would have to be if you are to come anywhere near costs)
You do have the right licenses I assume? Pondok Wisata as a start? Don't think you can get away with operating an illegal villa, you will be dobbed in by the locals in a flash.
