I think it would be useful to have a written list of things to ask your TA. As clients, we are entitled to know anything we want to know before finalising a deal. If a TA cannot answer all our questions to our satisfaction [after checking if necessary] and put the answers in writing at our request, then that TA is either incompetent, dishonest, or both.
I don't necessarily consider myself knowledgeable enough to include all the things that we should reasonably need to know, but there are competent honest TAs on this Forum and perhaps one or more of them could assist.
And I can't help but think that your assessment of your TA's behavior in your item 1, Vicki, is very generous.
