please take the original suggestion of the Golden Sands, visited Penang many many times the GS or Rasa Sayang are the best, they are on the beach strip called Batu Ferringhi.

In KL make sure you get a hotel close to the CBD, are some resort style further out miles from anywhere, need a packed lunch and a camel to get to anywhere.
