Brandon, You would be best off to wait until you actually arrive in Bali and have an opportunity to check out the properties yourself before you committ yourself to a long term rental. At any particular time, there are usually a number of houses for rent in the Ubud area. However, by seeing them first, and in person, you can avoid a whole lot of disappointment. I would offer this advise regarding a long term hire arrangement for a driver as well. It is much better you meet this idividual first and get to discuss the terms up front before contracting for such a long period in advance.
To get a good idea of properties currently available, write to the Bali Advertiser at baliads@denpasar.wasantara.net.id and get yourself a copy of the current issue of the Bali Advertiser. This is a bi-montly publication which is geared to the expat community in Bali. In the back you wll find a good real estate section with many listings of currently available rental properties.
I myself have a house in Bunutan, just North of Ubud, but I am not interested in any long term lease arrangements. However, you can take advantage of my own experiences and avoid some nasty and expensive pitfalls.
You may also stop by Naughty Nuris, just across from the Neka Museum and ask around there as this is a favored expat hangout and by word of mouth, some great deals are possible. With a little common sense and care, you should have no problem finding just what you want within your budget of Rp 3 million a month.
