Not sure whether you are in Bali or trying to do this from offshore. I would not take a longterm villa until I had physically checked it out. Maybe a good idea to come to Bali & taks some accommodation for a couple of weeks. A good place to check out is notice boards in Restaurants - Cafe Moka in Jln Seminyak always has long term rentals on their board - also look at Bali Advertiser - they are on-line & usually have rentals. You would usually have to pay the entire lease up front - usually you have to take the existing staff, check what the inclusions are eg cable tv, internet connection, how much electric & what these extras would cost or are they included.
