A few people yesterday Wednesday 20th wrote about renting, am I confused or doesn't anybody know about this suject.
1. Any person can lease long term rent a villa, house or unit in Indonesia.Tourist, social visa holder, Kitas Holder, etc.
2. It is usually better to have the lease drawn up by a notaris not by private/perssonal and you are subject to paying fees of 1% to notaris, this makes it a legal contract between you and the owner, it sould also have a subclause on it saqying you are entittled to sub lease.
3. you are suject to pay all outgoing fees ie.electricity,water,phone if installed as these are not under your name and could give the owner rights to evict you, you should also pay local Banjar fees.
4. it is your responsibility to report to the police as to where you are staying this is why hotel make you sign a visitor form with your passport no.because they do it for you. the usual fee is about Rp 30,000 - 50,000. If you have a Kitas then your report is made when you renew your it.I forgot also the local Banjar
5. A sponsor is not reponsible to pay your expenses they are repossible if and when you either overstay your visa, do something illegal,etc and take on alot for sponsoring you.
6. You can if your lease allows to sublease your property to anyone but once again it should be done by a notaris, you should also have that person report to police and if you move notify the ploice to your new residence ( this is a police requirment after the Bali Bomb)
7.If you sublease to make money ie. when your not there to rent out short term you should also pay tax on this money here in Indonesia.
I hope this helps some people as I lease out my first block of land and built on it as a tourist but did all the proper legal things, Police are not worried about whom lives where unless their trying to get some corruption money and you have not reported your stay, Immigration Dept. have duties that you do not overstay and have nothing to do about renatals, Tax office can have you removed via Immigration dept. if you don't pay your due taxes.Ta
