Looked through 2 of these villas a couple of months ago when staying next door at Puri Raja. Quite tired, especially the bathrooms and kitchens but very good value for the price and good location. No direct beach access and did wonder about security and privacy as the villas are open downstairs (so no air con). Large living space downstairs, with 2 spacious upstairs bedrooms and one smaller and darker downstairs bedroom.
