I think the pull down beds will be fine for your 10 & 12 yr olds. Mine are a lot older so, by mutual agreement, sharing wasn't an option.
The sitting area furniture would need to be moved to allow for the pull down beds, main bedroom area is HUGE so not a problem. I guess the staff would arrange this for you. Cheers
