When we had a look in the new villas last Feb they were only just finished, so I would be surprised if they had gone downhill in 1 year.
The regular villas however could do with some maintenance - put roof tiles back on, clean off green stuff from pavers etc.
VRM is set out like a big rectangle.
To get to the regular villas you walk around the middle lot (see next sentence). There is a set of doors that lead into the garden area and they can be closed whenever you like.
The Jasmine & other villas (3 in all) are in the centre of VRM and you have to walk past the pool etc. then there is your own entrance to them.
I won't comment on peace and quiet. It depends on your neighbours while you are there (or any hotel for that matter) and whether the dogs are barking.
