Bit further past the back of the Intan ..maybe more behind the Alam Kul Kul?
No other hotels down this lane.
Just losmens & local type accommodation (eg where you can rent a cheap room for a month, like the Kartika Ayu which is next door)

Bumpy, potholed narrow unpaved lane where Douglas House of Leather is located.
14 Roses on the left and biggest building there. Cannot miss it even though there was no sign out the front.
Has an underground parking area.

As for being open...not sure but they looked like they were at the stage of adding the furniture to the rooms.
Reception desk didn't look finished.
I'd say they would not be far off completion.
Pool was operational.

Why I would stay there:
It's brand new & clean.
It is in a good location (lane a bit crappy but I am partial to the area around Melasti St so yep like the location)
It's near the beach, restaurants etc, pool looked good, rooms had nice bathrooms and rooms were a reasonable size.
Close to a kodak shop, shop for water etc, laundry next door & drivers across the road in Melasti St.
If it was part of a package deal at a good price yes I'd consider it.
I also prefer smaller hotels as this one is.

Why I would not stay there:
I am at the stage where I no longer want to stay in hotel type accommodation.
I also dislike hotels that have rooms that are all situated around/overlook the pool..no privacy.
Also dislike hotels that are more than 2 storeys high..prefer bungalow type.
The lane at night may be a problem for some. It wouldn't worry me but some people prefer not to wander down a fairly unlit/dark lane at night.

Basically it depends what you are comfortable with re a hotel & price as to whether it's a good choice for you to stay at.

Will be interesting to see if it is actually called the 14 Roses as the locals say it is when finished.

Am going back in April so will check again to see if it is open & hopefully get rates etc.
